Subject: Plantation Letter passed out unknown author

I was sent the attached letter that was passed out to the homes and sent to me and asked if we keep your receipts in a shoe box as stated in the letter, Really? Although it seems amusing that someone would think (or write) such a thing, I felt it best to address the matter.

P & M Management is a professional company, part of the monthly management contract includes a third party CPA firm that does your monthly accounting. Noack & Company is the Certified Public Accounting firm, they are located just off US 41 on Park Meadows drive, Naples and Sanibel Island and are rated among the highest Peer Reviews.

Our firm could be like other management firms and provide in our contract the usual in house bookkeeping, however our firm understands the financial stability of any association is top priority and we choose to provide a CPA firm as part of our contract.

The current Board has gone above and beyond the requirement and had a full audit done in 2016 for year end 12-31-15 through April 2016. The current Board hired Bashor and Legendre CPA to conduct the audit. This firm is from the Tampa, Sarasota and Orlando area. The Auditors report confirmed that our financial reports are accurate and conform to the accounting principles required in the United States..

Again this is why our firm uses a CPA firm to produce your monthly financial statements and that each check run is presented to the Board for approval and with appropriate corresponding invoicing and  checks signed by a member of the Board.

At each monthly meeting the finances are discussed at the meeting, it would be nice to see more members at the meeting and perhaps you would have a better understanding, at the last meeting it was disclosed that the association has the lowest arrears since 2012 and the highest cash balance as well since 2012, it was discussed each fiscal year has gotten better since the big bailouts, again this report is given in open meetings.

In ending, the Florida Legislature does allow you as an association to waive this requirement for 3 years at which time after you will have to spend the money to have done no matter what, or  you can vote to get it done now. No matter for our P & M,  as if you do it is a free evaluation of the CPA Firm that P & M is already paying for professional services, either way rest assured that P & M is not keeping anything in a shoe box, as the unknown author has stated and put on your door step. Thank you all

Thank You

I apologize, there is a correction from the newsletter that a member pointed out regarding the mailboxes..... The Board approved a standard mailbox, the model is Salbury # 4850BLK and the posts are # 4870BLK (single post for the 3 lots with single post) and 4872BLK (double post for the lots that share a post)

The Board requires all mailboxes be replaced by 12-31-17 to this new model.

Those needing to replace you may want to get with your neighbor may contact JIM at ASAP mailboxes. The cost he stated is $265 for the single mailbox and post and $385 for the double mailbox and post. If you are interested call Jim @ 239-262-1165 or email jim@asapmailbox.com— or you can DIY and they can be ordered at mailbox.com etc.

Hope to see everyone at the next Board meeting October 17, 2017 at 6 pm in the pool area.

Plantation Preserve Community,

We are glad to see and hear that everyone in the community made it through Irma safe. The damage caused to the community appears to be mostly trees and shrubs. We have seen loose tiles on some roofs. PLEASE check your roof for loose tiles for this poses a danger for everyone. If the wind kicks up it is possible that loose tiles will fall off and damage your car or hit someone.

As with anything Irma came with a cost of $11,000 dollars for the cleanup. This is a good price compared to others. We got the community cleaned up as fast as possible. The lawn company spent two days here cleaning up.  They took four truck loads out and then brought in another truck on Thursday and removed another full load of debris. As I write this, the management company is trying to get another pick up at no cost. If this cannot be done then anyone with debris now must contact Lee County to see when they can pick it up.

The main thing is everyone is safe. It was great to see everyone helping each other after the storm had passed. That’s what makes this such a great community to live in.

This month the pool is going to be resurfaced starting around the middle of October. We will notify you in advance when the pool area will be closed.

Hope to see everyone at the next Board meeting October 17, 2017 at PM in the pool area.

Thank You,

Chris Beckel President of HOA and the Board of Directors

A big thank you to the Plantation Preserve Board for raising Old Glory at our community's front entrance.

The flag of the United States of America, often referred to as the American flag, is the national flag of the United States. It consists of thirteen equal horizontal stripes of red (top and bottom) alternating with white, with a blue rectangle in the canton (referred to specifically as the "union") bearing fifty small, white, five-pointed stars arranged in nine offset horizontal rows, where rows of six stars (top and bottom) alternate with rows of five stars. The 50 stars on the flag represent the 50 states of the United States of America, and the 13 stripes represent the thirteen British colonies that declared independence from the Kingdom of Great Britain, and became the first states in the U.S.[1] Nicknames for the flag include The Stars and Stripes,[2] Old Glory,[3] and The Star-Spangled Banner.

SCHOOLS STARTED!

Drivers, pay attention to the roads! Thousands of kids will be boarding buses, walking, or riding bikes in Lee and Charlotte counties.

Every year, hundreds of kids nationwide are hurt by drivers who illegally pass buses and don't pay attention - and a one-day study in Lee County wasn't encouraging in that respect.

The Florida Highway Patrol did surveys in April and May across the state. In Charlotte County, 73 people illegally passed a school bus and in Collier, 252.

The number in Lee County was staggering.

"Nine-hundred-fifty people ran the stop arms of a school bus... 950 in one day," said Robert Codie, Director of Transportation Services for the Lee County School District

Plantation Preserve Community,

We want to let you know that Comcast is messing up our lawns again. If you have any damage caused by Comcast to your grass, driveway or anything else please call Comcast claims department and file a claim. You will have to keep on top of it but they will fix the damage.

The second thing I want to bring to your attention is the south side of the lake. We started to work on it but due to the heavy rains we had to stop. The work will continue in September.

We hope everyone is having a safe and happy summer. School starts soon.

Thank you,

Chris Beckel President
