Working Together
Working together to maintain and continually improve our community will require every homeowner to know and understand the information provided on this page in order to keep our community beautiful, in proper order, and therefore maintain the value of our homes. Budgets & Financials
The Plantation Preserve HOA Board of Directors appointed CRM - Compass Rose Management who in turn maintains the property management budget. The budget is a breakdown of the community's income and expenses, used to track our multifamily property's finances. The Plantation Preserve HOA Board of Directors also works with CRM - Compass Rose Management to plan future spending to maintain and improve our community. All homeowners have access to the Plantation Preserve community budgets and finances documets through our secured portal.
Bus Stops
The school bus stops for pick-up and drop-off are located in both the front and back of our community just outside the gates. Contact your children’s school for information regarding exact pick-up and drop-off locations. For children who want to ride their bicycles to the front gate area, a bicycle rack has been provided at the pool parking lot. For children who want to walk to the bus stop, the community sidewalk provides safe access to both bus stops. A small pedestrian gate gives children access to the bus stop at the front gate. A bench is also provided for children to sit while waiting for the bus. Parents, if you drive your children to the bus stop, please do not park along the entrance of the gates or on the landscaping.
Curb Appeal
Curb appeal is important and is what makes our community beautiful and a desirable place to live in. All landscape modifications and exterior home paint color changes at Plantation Preserve must be preapproved by the ARC, Architectural Review Committee. The ARC form for requesting changes can be downloaded from our secured portal.
LANDSCAPE
The Plantation Preserve community landscape is maintained by a professional landscaping service company. The service company maintains all properties according to a contractual agreement with the HOA. While the Association’s landscaper mows and trims, it is your responsibility to irrigate your property, care for existing plants, and add or replace plants. It is expected that every home maintains a properly watered yard that offers a beautiful landscape which is an asset to the entire community.
HOUSE PAINT, EXTERIOR HOME REPAIRS, AND CLEAN ROOFS
Maintaining the exterior paint of each home is the homeowner’s responsibility. Paint colors for each home at Plantation Preserve must be submitted in writing by the homeowner to the ARC, Architectural Review Committee. Exterior home repairs visible from the street must be properly taken care of by the homeowner. Junk, trash, or any leftover construction material of any kind must be properly disposed of and are not permitted to sit on the resident driveway or side of the house visible from the street. Maintaining a clean and properly kept roof is the homeowner’s responsibility.
Declaration of Restrictive Covenants, Articles of Incorporation, Bylaws, and Rules & Regulations
All homeowners need to be familiar with and comply with the Declaration of Restrictive Covenants, Articles of Incorporation, Bylaws, and Rules & Regulations in order to keep our community beautiful and therefore maintain the value of our homes. Homeowners can access these documents by logging in to our secured portal.
Documents
All community documents including HOA Meeting Minutes are available inside our secured portal. You must be a registered homeowner with CRM Property Management Company to have access to the Plantation Preserve community documents.
Gates, Fobs & Cards
Our front gates, located on the west side of our community, were recently updated. There have been inconsistencies with the manner in which they open and close. Mechanical parts for the front gates have been ordered and improvements are soon to come. Thank you for your patience. Gate fobs & cards are available for purchase. Contact Compass Rose Management for prices; their contact info is available on our Contact page.
It is illegal to walk through a gated community if you are not a resident of that community. Gated communities are considered private property and are exclusive to their residents.
Lake & Fishing
In the center of the community is a lake which gives many of the homes the added feature of waterside living. Access to the lake is private and therefore permits only the homeowners who live by the waterside entrance around the lake. There is no fishing allowed at the Plantation Preserve community.
Neighborhood Watch
Homeowners are encouraged to continue to work together with their close neighbors and have an organized plan of action against crime. If you see something, say something. If you hear something, say something.

Parking on Road, Driveway, or Grass
Parking is a sensitive subject but an important one to understand so that we can all live together in harmony. All homeowners and tenants should park their vehicles in their garage or driveway unless the garage and driveway are both full, then the road would be the next option. If there is space to park inside your garage or your driveway, do not park on the road. There is no parking allowed on any portion of sidewalks or grass. Parallel parking is prohibited and can cause serious problems with traffic flow and the risk of injury. Commercial vehicles/trailers are prohibited from parking at any resident driveway but should be parked inside the car garage of the resident (Read the Plantation Preserve Rules & Regulations section 9.23 for exact details on this subject). Pets & Clean Up
There is a Florida law in place to protect homeowners in Lee County from unwanted dog waste left on their private property. Not cleaning up after your pet can be considered poor judgment. Dog mess is an eyesore and a health hazard. If you are a dog owner, you have a legal duty to clean up every time your dog messes in a private or public place.
FLORIDA LAW
Animal Waste Removal: Any feces deposited by a dog, cat, or pet pig on public property, public walks, recreation areas, or the private property of others must be immediately removed by the person who has custody or control of the animal unless otherwise authorized by the property owner.
In Lee County, a first offense could cost you up to $150, a second offense up to $250, and a third offense warrants a mandatory court appearance and a possible $500 fine. In Lee County, if you take a picture or video of a dog owner failing to clean up after a dog, that evidence can be held against the owner.
Pool
Our beautiful community pool is kept clean and ready for swimming 7 days a week. The pool gate is always locked and requires you to bring your pool gate key to enter the pool area. Tables with umbrellas, chairs, and lawn chairs are provided for your leisure. Bathrooms are available and can be accessed with your pool key. There is an outdoor rinse shower provided for use before and/or after swimming in the pool. Please read & honor all the rules posted at our community pool. Wear swimming attire, not regular clothes. Instruct children to walk, not run around the swimming pool. Everyone is expected to clean up after using the community shared pool. Pool Hours are dawn to dusk.
Traffic & Speed Limit
Please obey transit laws. The speed limit in the Plantation Preserve community is 15 mph. Watch your speed and always check twice for adults and children.
Trash, Recycle & Landscape Pick-Up
The trash, recycling, and landscape waste are all collected on Thursdays.
IMPORTANT: All garbage and recycle containers, cannot be readily visible from any adjacent streets or properties. If your trash and recycle containers are visible you are in violation of the rules and regulations of the Plantation Preserve community.
Sidewalks
Enjoy our community sidewalks. Always be watchful of cars pulling in and out of residents and stay safe. Blocking or parking on a sidewalk is a significant safety issue and it's NOT legal in Florida to park in such a way that a sidewalk is blocked. Blocking the sidewalk is also part of the 'ADA’ in the public right of way, blocking an accessible path of travel which may consist of walks, sidewalks, and curb ramps. The sidewalks are subject to the Accessibility Regulations, which is the position taken by the Department of Justice (DOJ), the agency responsible for issuing the regulations, see 42U.S.C. & 12134. Parking or blocking any portion of our sidewalks in the Plantation Preserve community is strictly prohibited.
